Now Is The Time To Kick start Your Property Investment Career

Want Better Results From Your Property Investments?

Now Is The Time…

  • Would You like to Join Simon Zutshi in London on 14th September to discover how to get the best results from property investing?
  • Would you like to save thousands of pounds off the price of the next investment property you buy?
  • Would you like the knowledge, skills and confidence to negotiate directly with distressed sellers?

If you want to buy an investment property in the next five months before prices really start to rise next year, which every economist is positive that they will! Then I have some great news for you

The best strategy is to buy property form motivated sellers who will be more flexible about the price and/or the terms of the sale. By helping these people solve their property problems we can find an ethical win/win solution.

Sounds great! But do you know how to find these motivated sellers or even what to say to them?

If you want to learn how to do this yourself, we recommend one of the best ways is to attend the Property Investing Quick Start seminar [PIQS], run by Simon Zutshi, founder of the Property Investors Network (PIN).

On this one-day seminar Simon will teach you exactly what you need to know to start finding and helping these motivated sellers for mutual benefit.

If this is of interest to you, then read on because we have some great news for you…

Multi-Let Success Strategy with Peter Singh

A House of Multiple Occupation (HMO) or Multi-Let is a particular type of property which is available from Estate Agents and Landlords.

A HMO is an exceptionally high cashflowing investment property!

The property is leased on a single let at a fixed monthly rental price, and then the rooms of the multi-let property are rented out individually to professional tenants.

Property investors can build a huge portfolio of these types of property by buying at discount and / or adding value by refurbishment, then refinancing the investment and replicating the process, time and time again.

There is a hitch with this type of property investment strategy though…

  • It can take a lot of money
  • It can take a lot of time
  • It is not readily scalable
  • Investors are at the mercy of the banks for money

Imagine if you could control an unlimited number of these super-cash flowing multi-let properties with no mortgage, no deposit and no credit checks…

Multi-Let Success Strategy with Peter SinghMulti-Let Success Coach
Reveals Success Strategy

Last week, I spent a couple of days talking with Multi-Let Success Strategy coach, Peter Singh who overcame tremendous obstacles in his personal life to achieve real success in property investment and become a real life inspiration for many property investors by using a unique Multi-Let Success Strategy to bring in almost £8,000 (GBP) per month (pcm).

Peter is a genuinely nice guy and his story is fascinating and compelling, there were stages in his life when he was a gambler who faced death threats for not winning money for other people and this affected the financial well being of his entire family in the process, resulting in death becoming a very realistic thought for him.

Unprepared Buy-To-Let Landlords Spend More Money Because They Fail To Plan Ahead

Unprepared Buy-To-Let Landlords Spend More Money Because They Fail To Plan Ahead

Unprepared Landlords Spend More Money Because They Fail To Plan Ahead

UK private rented sector landlords and property investors need to factor in repair costs into calculations and annual budgets in order to have a better understanding of the profit they are actually making from their investment property.

Rental properties will suffer wear and tear on fixtures and fittings over time, however many property investors who hold property and become landlords fail to adequately allow for rental property repairs or budgeting for essential maintenance costs when calculating the potential yield that they can get from an investment property.

Property investors and landlords should make use of the best landlord insurance deals they can find and plan for expensive repairs in advance, where possible, holding back enough funds to pay for unexpected repairs in a rental property.

Fresh Warnings Over Rent-To-Rent

Fresh Warnings Over Rent-To-Rent

Rent-To-Rent Contracts May
Breach Mortgage Agreements

National newspapers are claiming that the Rent-To-Rent strategy for maximising profits from rental properties is immoral and illegal

Private rental sector landlords who utilise a rent-to-rent strategy, by which a property investor agrees to rent a property from the owner with the intention of sub-letting it to tenants for a profit, are being urged to check with their mortgage lenders that the practice will be allowed.

The warning was printed in The Sunday Times and follows last week’s news published by The Guardian newspaper and landlord news portal LandlordToday.co.uk, on the rent-to-rent phenomenon, which drew a mixed reaction.

Some lenders will not allow sub-letting, including The Mortgage Works (TMW), although BM Solutions does permit sub-letting.

Royal Institute of Chartered Surveyors Slams Government

Royal Institute of Chartered Surveyors Slams Government

Government Not Doing Enough
To End Housing Shortage

A recent study by the Royal Institute of Chartered Surveyors (RICS) has shown that the Government still are not doing enough to alleviate the chronic shortage of residential housing in the UK.

The Royal Institute of Chartered Surveyors have again stated that successive governments have failed to produce a coherent long-term strategy for UK housing.

The RICS housing commission may concede that some of the coalition government’s policies are producing short-term help for the UK house building industry but they are prepared to argue that successive ministers’ lack of consistency in policy over the past 50 years has exacerbated the failures of the UK property market.

The Royal Institute of Chartered Surveyors think that current Government housing policies are merely clearing up the problems left by their Labour party predecessors, and current government ministers are struggling to find a viable alternative solution to the current housing shortage.

Advertising Property For Sale

Advertising Property For Sale

Once you have made the decision to put your property for sale on the open market you will need to decide on your marketing strategy. There are various options available in the UK for sellers to consider; do you want to go it alone with a private sale, stick with convention and instruct a local high street estate agent or opt for the middle ground with an internet based agent?

Each option has its pros and cons but no matter which you choose you will need to get the property for sale seen by potential buyers!

For sale boards are a great strategy. Many people consider them old fashioned but they really are a cost effective, simple and efficient way of generating interest in your property. For sale boards will work more successfully for some properties than for others based on two main factors.

Firstly the area, is there good footfall or a high level of passing traffic?
The board needs to be seen in order to work!

Benefits of Property Investment Portfolio Building

Benefits of Property Investment Portfolio Building

Property Investment portfolio building in the present financial climate is no easy task for the traditional property buyer, mortgage companies and lending institutions have stringent criteria to ensure their financial borrowing is covered.

None the less we are where we are and we have to make the best out of what is available and that isn’t always going down the mortgage route to buy if your aim is portfolio building. It can still be done using normal mortgage procedures but these days it’s better done by a third party portfolio builder as lenders want to see landlords with jobs as well as property.

For hands off property investment portfolio building there have never been better times but for those new to property or trying to build wealth from simple means then other alternatives may need to be used. You will hear lots of terminology such as lease options (LO), rent to buy (RTB), rent to rent (R2R), tenant buyers (TB) etc.

Don’t get too hung-up on the names of agreements.

The basic principle is if the vendor and purchaser can make an agreement between themselves over the property, then the legal people should be able to put that agreement into the right wording to draw up a contract that becomes a win/win scenario.
