UK PRS Landlords Expect Tenant Demand To Increase

UK PRS Landlords Confident About Continued

Strong Tenant Demand

As we reported yesterday (UK Property Boom ContinuesSpotlight – 7th January 2014), the private rented sector boom looks set to continue throughout 2014 and a recent survey conducted by LSL Property Services, has discovered that six in ten UK private rented sector landlords agree.

The LSL survey of 2,195 private rental sector landlords found:

  • 58% of UK PRS landlords are confident that tenant demand will continue to increase over the next twelve months
  • 41% of UK PRS landlords reported growth in tenant demand in past six months
  • 16% of UK PRS landlords expanded rental property portfolios during 2013
  • 18% of UK PRS landlords expect to expand their rental property portfolios in 2014
  • 10% of UK PRS landlords expect tenant demand to fall
  • 6% of UK PRS landlords experienced a drop in tenant demand
  • 77% of UK PRS landlords believe now is a good time to buy or sell rental property
  • 71% of landlords cited attractive property prices
  • 50% of UK PRS landlords highlighted better capital returns on offer compared to other types of investments
  • 47% of landlords said that strong tenant demand was a key investment driver

Discoveries That Change Property Investors Lives

I was fortunate to attend the PIN National Conference at the weekend and I found the attitude of new property investors is far hungrier than my own property ambitions were when I first started out.

These days property investors are becoming far more creative than they were a few years ago and new ideas and investment strategies are emerging almost daily that enable investors to control and profit from property using other people’s money, other peoples mortgages and even ways to profit without actually owning property.

I started my property investment journey in 2005 when I bought my first property at a price that was significantly well below the true market value (BMV) and used that to leverage my position and raised enough finance to enable the purchase of a few more investment properties.

I entered the property investment arena reluctantly on the advice of my wife and I wish I had listened to her a few years earlier as I would have not dragged my feet and we would have bought significantly more investment properties before the peak of the UK property market was reached in 2007, followed by the property crash in 2008 as the financial reasoning of many western nations was rocked by the collapse of the US real estate market and the aftermath affected property markets around the world.

My wife had realised far quicker than I had that there was profit to be made in property and she set about educating me on the benefits. It was one of those discoveries that changed my life and I remain eternally grateful to Rachel for opening my eyes to the possibilities that property investment can bring.

The property crash forced property investors to examine the strategies that had previously enabled them to profit from property and the contraction of financial availability meant that investors had to become even more creative in order to obtain investment properties. Among the new strategies was the emergence of Lease Options (LO) as a method to control property without owning it outright in the UK. The opportunities seized on by property investors already existed and was already being used by investors to control residential property in other countries. This investment method kept savvy investors ahead of the game and has now become widely adapted as a mainstream strategy.

The latest data published by the Association of Residential Letting Agents (ARLA) has revealed another upward trend in landlord investment and property portfolio building, despite the poor availability of adequate Buy-To-Let mortgages.

The number of UK PRS rental properties owned by landlords increased from seven at the beginning of 2012 to 8 in the final quarter of 2012, with on average, at least 1 of these properties being a HMO.

Buy-To-Let Boom Continues!

According to the Royal Institute of Chartered Surveyors, (RICS), latest Residential Lettings Survey, the UK Private Rented Sector (PRS) experienced sustained growth between February and April 2012, with houses in greater demand than flats.

13% of chartered surveyors reported that PRS rents had increased with tenant demand largely responsible for the growth.

15% of chartered surveyors also reported rises in the numbers of prospective tenants seeking rental properties.

Landlords with Comprehensively Referenced Tenants and Rent Guarantee insurance witnessed an increase in their gross rental yields during the first few months of the year, although the pace has now begun to slow slightly.

Unaffordable mortgage finance, high deposits and stricter lending criteria has also forced many potential home buyers to instead turn to the UK rental market.

PRS rental prices have been rising steadily in the UK since 2009 due to the high demand for suitable rental accommodation available to rent.

An increase in the supply of properties to the rental market has also been cited as a contributing factor of the success of Buy To Let, with 7% of surveyors revealing increases in the numbers of landlords looking to let their properties to private tenants.
