Most Unaffordable UK Areas To Rent Property

Towns and cities such as Oxford and Brighton have overtaken many London borough’s as the most unaffordable places in the UK to rent, according to the National Housing Federation.

London boroughs may have the monopoly on the most expensive rents in the UK’s private rental sector (PRS), but when factored against average local earnings, UK towns and cities such as Oxford, Brighton and Bath are calculated to be more unaffordable than many London boroughs.

The most expensive area outside of London is the Three Rivers area in Hertfordshire, where the average PRS rent swallows up over 50% of the average income of residents in the area.

Other places such as Oxford, South Bucks and Brighton are now more unaffordable than London boroughs such as Greenwich and Lewisham, with renters spending over half their salary on rent before they’ve covered any other bills.

Following the decision by UK mega landlord, Fergus Wilson to evict benefit tenants from his rental properties, a campaign group has called on landlords with rental properties in the private rental sector not to discriminate against tenants on benefits.

Dan Wilson Craw, a spokesperson for poverty charity ‘Priced Out’, said such action could make people who need benefits unwilling to claim them due to fear of losing their home, meaning they could fall further into poverty, stating: “This is just one symptom of a wider housing market that is simply not working in the consumer’s interests”. The charity chose to discuss the issue with the Guardian newspaper, after the broadsheet featured the announcement by Fergus Wilson, who owns around 1,000 rental properties in Kent, after he had taken a drastic course of action to evict all tenants claiming benefits and instructed his appointed letting agents not to accept any further applications from prospective tenants who receive housing benefits due to the high number of tenants claiming local housing allowance (LHA) who had fallen into rental arrears.

A convicted mortgage fraudster has been ordered to repay over £9 Million (GBP), in what is the largest ever confiscation of assets by a UK police force.

Jean-Paul Bestel pleaded guilty to mortgage fraud in September 2010 and was sentenced to three years imprisonment in March 2011, although he has since been released.

The fraudster, who owns a portfolio of around 70 buy to let properties, was ordered to pay £9,427,123 by Maidstone Crown Court after it was found that he benefitted from his criminal activity by the same amount.

Kent Police have used “The Proceeds of Crime Act”, to order Bestel to pay back the full sum, within six months, or serve a further ten years in jail.

Detective Inspector Mark Fairhurst commented on the case stating: “This demonstrates the committed approach of the Kent and Essex Serious Crime Directorate in ensuring criminals do not benefit from the proceeds of their criminality. Offenders will be pursued even when released from prison to ensure their assets are taken from them.”
