Will It Be A Happy New Year For Property Investors And Landlords?

Goodbye 2013 – Hello 2014!

2013 may have been the year when the recovery of the UK housing market began following the introduction of the Government’s Help-To-Buy scheme and Funding-For-Lending initiative, but it also saw proposals for greater regulation of the private rental sector including extra responsibilities for UK landlords.

New regulation proposals caused major concern among property professionals after the Government announced that they wanted UK PRS landlords to police the immigration status of all tenants. Landlord associations and industry professionals argued over the proposals claiming that landlords would end up unpaid agents of the UK Border Agency and demanded that the legislation be watered down.

The Government want to have more control over the private rented sector as they know that property investors and landlords are able to generate decent returns offering property for rent as tenant demand remains strong, however there is the danger that over regulation may end up discouraging property investors and landlords from expanding property portfolios.

Expect 1 Million More PRS Tenants In 5 Years

UK PRS should prepare for a million more tenants, say Savills

Giant UK estate agency, Savills are predicting a massive increase in the number of tenants living in the UK private rented sector (PRS) over the next five years.

The company is also predicting that more UK housing associations will seize upon a fantastic business opportunity and that these associations will add to increasing competition for private rented sector landlords.

Savills say there were 4.3 million tenanted households in the private rented sector in the UK during 2011 and tenant demand remains strong despite the recent upturn in the UK economy and recovering housing market, leading to the prediction of at least another 1 Miliion additional tenancies being required over the next five years.

Benefits of Property Investment Portfolio Building

Property Investment portfolio building in the present financial climate is no easy task for the traditional property buyer, mortgage companies and lending institutions have stringent criteria to ensure their financial borrowing is covered.

None the less we are where we are and we have to make the best out of what is available and that isn’t always going down the mortgage route to buy if your aim is portfolio building. It can still be done using normal mortgage procedures but these days it’s better done by a third party portfolio builder as lenders want to see landlords with jobs as well as property.

For hands off property investment portfolio building there have never been better times but for those new to property or trying to build wealth from simple means then other alternatives may need to be used. You will hear lots of terminology such as lease options (LO), rent to buy (RTB), rent to rent (R2R), tenant buyers (TB) etc.

Don’t get too hung-up on the names of agreements.

The basic principle is if the vendor and purchaser can make an agreement between themselves over the property, then the legal people should be able to put that agreement into the right wording to draw up a contract that becomes a win/win scenario.
