Does House Price Index Data Provide A Clearer Picture Than The Newspaper Headlines Suggest?

There can be a great deal of contradiction with the rising number of published House Price Indices, (HPI), that attempt to show the general public what is happening in the UK residential property sales market.

Many Spotlight subscribers are already aware that some of the published House Price Index data provided by mortgage lenders only relate to residential property sales, whilst others relate only to property asking prices.

However, property purchasers are often told to use the official published Land Registry data as a true guide to property prices rather than rely on any house price index data, but Land Registry data is a few months out of date because the Land Registry only record actual completed residential property sales.

Consumers need to know if all the HPI data is anywhere near accurate before they decide to part with cash to purchase a property, and with some degree of disparity between different indices the information provided can be confusing.

However, one thing is becoming very clear – UK property price growth is slowing!

Selective Licensing Of PRS Landlords Set For Liverpool

Selective Licensing Of PRS Landlords Set For Liverpool

Liverpool City council are currently researching proposals to implement a city-wide selective licensing scheme on private rented sector (PRS) landlords and are seeking input and feedback from local landlords prior to taking the proposal further.

Licensing consultation responses are being collected by Liverpool city council as the consultation opened on 24th March 2014 and is expected to close on 16th June 2014.

The local authority insist that the licensing of all private rental sector landlords in the city will help improve the overall standard of accommodation in the borough’s private rented sector (PRS) and will also help to tackle low demand.

The city council’s consultation documents reference anti-social behaviour (ASB), but do not position anti-social behaviour as a primary reason for the scheme.

HMRC Targeting PRS Landlords Again

Another Clampdown On UK PRS Landlords By HMRC

HMRC has turned its attention to the housing and property rental market with the intention of targeting landlords, again.

The taxman thinks that there are a number of UK private rented sector (PRS) landlords who have yet to declare any income earned from renting properties to tenants, and they are going all out to find them.

The latest clampdown on private rented sector landlords by HMRC is intended to target those landlords allegedly not paying tax and the taxman is using information provided by all UK local authorities to track rental properties.

Letting agents and landlords have already started receiving letters from HMRC requesting information on long-term and holiday rental property addresses, letting periods, tenant numbers and rental income.

Landlords Urged To Ensure Insurance Is Up To Date Before Severe Weather Hits Again

There was more bad news for property owners and landlords this week as the UK Meteorological Office (Met Office) has issued further severe weather warnings for the week ahead, bringing more misery for landlords and property owners in the South of England already seriously affected by flooding.

Met office staff have predicted a “Valentine’s Day Massacre” as the UK prepares to be battered by 80mph winds and more torrential rain on Friday 14th February, however there will be much more rain before then, with a slightly weaker weather front expected earlier in the week (Tuesday 11th – Wednesday 12th February).

Government departments, local authorities and agencies are working together to do everything they can to help communities at risk, but landlords are urged to check that they are adequately covered by specialist landlord insurance policies.
