Autumn Surge In UK Property Prices Predicted

Various residential property indices published by banks and mortgage lenders have shown that UK house prices have been increasing for some months, however the latest survey from Rightmove shows that property asking prices have actually declined over the summer although it is predicting an autumn surge in uk property prices.

The Rightmove report says that there was a summer  slowdown in residential property prices as discretionary sellers were distracted by the heat-wave and have been waiting to market their properties.

Those property vendors who were unwilling to wait had priced properties more aggressively and asked an average of £3,704 (GBP) equivalent to 1.5% less for their property in August compared with the previous month’s asking prices.

Property Prices Increase As New Houses Built

On Tuesday, it was revealed that the Royal Institute of Chartered Surveyors (RICS), said 21% of its members had reported an increased workload during the second quarter of the year.

The poll, the most upbeat since the start of 2007, indicated that the reported recovery of the UK property market was widespread, with surveyors in almost all of the UK’s regions and industry sub-sectors becoming busier.

The best-performing regions were London and the South West, often referred to as the driving force behind the UK property market, while the worst region was Northern Ireland, the only part of the UK where RICS surveyors continue to see their workload shrink.

Top Economist Warns Of Fresh House Price Crash

Disastrous House Price Crash Could Be Caused By
Government’s Funding for Lending Scheme

One of the UK’s leading economists has warned of a potentially disastrous house price crash and points the finger at the Government home buying scheme for being the cause of another unsustainable property bubble.

Chief Economist at the Institute of Directors (IoD), Graeme Leach, said the introduction of the new Help-To-Buy scheme, under which UK taxpayers are underwriting thousands of new mortgages for property purchases, means the world must have gone mad.

Mr Leach said “The Funding for Lending scheme is very dangerous because it will drive up property prices at a time when it seems likely that (property) prices are already over-valued.”

The scheme is one of Chancellor George Osborne’s financial initiatives where the Government will underwrite mortgage loans allowing new and first time borrowers up to 20% of a property’s value as part of their deposit, effectively giving the Government a proportionate stake in the value of the mortgaged property.

Dutch Property Market Avoided By Property Buyers

Property investors are avoiding buying property in the Netherlands because they fear the property market is yet to hit rock bottom

The Netherlands are the only country in Europe that is still creating its own new land, however, property prices in the Netherlands are continuing to fall alarmingly, putting off purchasers and investors alike.

Property prices of residential properties in Holland are at the same level as they were 10 years earlier, and are still falling, reflecting the stagnant housing market in the country.

According to a joint publication by Statistics Netherlands and the Land Registry Office, prices of existing owner-occupied residential properties in The Netherlands were on average 7.6% lower in April 2013 than they were in April 2012 and 19.5% down from the peak of the global property market of August 2008.

Residential property prices are falling as a consequence of ultra low demand from property buyers.

Official figures reveal that only a total of 29,644 residential property sales were registered in the country during the first four months of 2013, compared to the same period last year.

The Financieele Dagblad reported recently that Dutch banks’ housing market specialists would no longer be making predictions over the decline in residential property prices.

Last year, the banks predicted a further fall in Dutch property prices in 2013 between 7% and 10%.

Buy-To-Let Mortgage Lending Up 20% Over The Last Year

UK Buy-to-let mortgage lending has increased by 20% year-on-year during 2012 to reach its highest level since the UK property crash of 2008.

The appetite for buy-to-let mortgages has been boosted by strong demand from frustrated first time buyers, who end up as tenants as they are unable to get themselves on the property ladder. This strong tenant demand has in turn pushed up private rented sector rental prices as tenants find that they have become financially trapped.

£16.4 Billion (GBP) worth of buy-to-let mortgages have been taken out over the last year, showing a 19% annual increase, the Council of Mortgage Lenders (CML) said.

Around £4.6 Billion (GBP) worth of buy-to-let mortgages were advanced in the last three months of 2012, representing a 10% increase on the previous quarter.

Help To Buy Could Boost UK Property Market

The Help To Buy mortgage indemnity scheme proposed by Chancellor of the Exchequer, George Osborne, in the budget announcement made last week is expected to raise both property transaction levels and property prices.

The Help To Buy mortgage indemnity scheme which kicks in next January is designed to generate £3.5 Billion (GBP) of new lending, could be administered by ‘bad banks’ Northern Rock Asset Management and Bradford & Bingley, now in the umbrella of UK Asset Resolution.

Lenders would have to pay to participate in the scheme, but the price has not yet been set.

Estate agents expect Help to Buy to enable people to buy both existing properties and new build homes with 95% mortgages.

Property purchasing activity was more robust than expected in the last quarter of 2012, on the back of better mortgage availability and more realistic property pricing, and the CML expect this to continue over the coming months.

2013 started on a more positive note than a year ago, even though the UK economy has barely grown.
