New Immigration Legislation Dictates That Landlords Can Only
Let To Tenants Who Have The Right To Rent
As of today, 1st December 2014, new legislation has come into force in Birmingham, Walsall, Sandwell, Dudley and Wolverhampton. The requirement will come in to force in those areas dictating that all UK private rented sector landlords must only let properties to immigrants that have the right to rent property in the UK and the landlords of the West Midlands are the legislative guinea pigs.
The introduction of the Right To Rent law has particular importance to UK PRS landlords who house foreign nationals or operate Houses of Multiple Occupation (HMO’s or multi-let properties) and those landlords using Rent 2 Rent (R2R) strategies.
Under the Immigration Bill (2014) private rented sector landlords are responsible for checking the immigration status of all potential tenants, with fines of up to £3000 (GBP) for landlords who fail to conduct this procedure. Employers will also face “more substantial” fines for employing illegal immigrants.

Insurance Statistics Prove Students Are The Best Tenants
Insurance Statistics Prove Students Are The Best Tenants
A survey carried out by the National Landlords Association (NLA) in 2013 found that students are some of the best tenant types housed in the PRS as they are less likely to miss rent and student properties tend to offer better returns.
Now, fresh research by Total Landlord Insurance in 2014 also shows that students are the most reliable tenants in the private rented sector (PRS) as only 9.6% of insurance claims come from student properties, the second lowest of any tenant group, so there may be something to the claims after all, who would have thought?
The average insurance claim made by the landlord of a student property was £2,090.18 (GBP) in 2013, compared to £6,072.97 (GBP) for a typical residential property housing tenants claiming state benefits.

Surge In New Buy-To-Let Mortgage Products Confirms

A number of market leading lenders have introduced improved Buy-To-Let mortgage products to meet the growing demand for portfolio expansion by UK landlords.
The surge in the number of new mortgage products coming to market confirms that the UK buy-to-let industry is growing across the whole of the UK and there are even more BTL products still awaiting launch dates from lenders.
Paragon Mortgages has introduced a new Buy-To-Let mortgage product for single unit properties, Houses of Multiple Occupation (HMO’s) and multi-unit blocks; the rate is fixed at an initial 5.49% for a maximum Loan-To-Value (LTV) of 75% with a 2% product fee.
The Post Office, (and its financial services partner the Bank of Ireland) have also entered the Buy-To-Let mortgage market, launching a range of buy-to-let mortgages at 60% and 75% LTV – some of their BTL mortgage products don’t even have an arrangement fee and include free valuation.

I have been fortunate enough to interview many successful and high profile property investors for MyPropertyPowerTeam.co.uk and there is nothing more motivating than speaking to people who have achieved property investment success against all the odds.
Last week I spoke with Multi-Let Success Strategy founder – Peter Singh, who some of you may remember from the Super Conference at Wembley stadium in March 2013.
Peter bared his soul and shared his emotional property investment journey stood on a stage in front of over 1000 super conference attendees, and I can honestly tell you that it was both moving and inspirational.
From regularly gambling away every penny he had, to being unwittingly involved in a multi-Million pound VAT fraud, for which he had to stand trial, to controlling 11 houses of multiple occupation (HMO’s) or multi let properties, generating £7,000+ (GBP) per month cashflow, in a short space of time.
Peter knew that property investment would provide him with enough income to clear his debts and set him up for life and set about arranging his first property investment deal while he was in court during the day and working night shifts in a local factory to make ends meet. Multi-let properties are a particular type of rental property that has been split into individual dwelling units, also called Houses of Multiple Occupation or HMO’s.
The concept requires leasing a suitable single let property at a fixed monthly rental price, the property is then sub divided into individual rooms, complying with all the usual safety and legal regulations for a small cost.
