Mystery Of Missing £400,000 Housing Benefit Payments

R2R Company Owes Landlords £400,000 Housing Benefit Payments

Around £400,000 (GBP) in housing benefit payments have mysteriously disappeared after being paid to London Housing Solutions one of London’s biggest property agents, who specialise in letting property to tenants claiming benefits, Channel 4 News have revealed.

Channel 4 News attempted to trace both the present and former directors of the company, who admitted that the money had gone astray, but neither would accept responsibility for its disappearance.

Local Housing Solutions, an offshoot of London Housing Solutions, who until recently shared offices and staff in Catford also denied benefiting from the missing payments.

Channel 4 News understands at least 100 private rented sector landlords are owed rent by London Housing Solutions and the tenants spoken to by Channel 4, fear eviction as a result of the non payments.

The two rent 2 rent companies were originally set up by Keith MacGregor, who failed to respond to Channel 4 News’ accusations.

The heated debate also covers the fallout after Fergus Wilson, the Kent-based professional landlord, recently announced that he will no longer be accept benefit tenants due to increasing rent arrears. 

Many property investors feel that the Channel 4 docu-soap and the media rhetoric surrounding Mr Wilson’s decision are giving a heavily distorted impression of the UK’s LHA market, much to the chagrin of other property professionals.

 Potential new documentary for Channel 4 

looks at the world of problem tenants

Documentary wants to hear from landlords with problem tenantsBruce Haagensen received the following request from Jennifer Gilroy of IWC Media and wondering if Landlords would like to participate in a possible documentary:

My name is Jennifer Gilroy and I’m a producer with a television production company. I’m developing a potential documentary for Channel 4 which looks at the world of problem tenants.

Channel 4 are really interested to develop a programme which explores the current economic climate and how it is affecting the private rental market – from the recession hit ‘accidental landlords’ to other landlords with larger property portfolios – but all having to deal with the consequences (financial and emotional) of troublesome tenants.

We’re hoping to look at this from people at the early stages of problems perhaps trying to deal with it through dialogue with their tenants, to other cases which have gone down the legal route towards eventual eviction.

I have detailed below some further information about my company and the documentary proposal.  And of course if you would like to discuss the project with me in more detail, I’d be delighted to be able to chat to you and ask advice.  I work in our development team and so this is not a commissioned documentary, Channel 4 have asked us to explore the area and find potential people to be involved, so any help or advice would be hugely appreciated.

IWC Media, producers of award winning documentaries such as ‘Stephen Fry: Secret Life of a Manic Depressive’ and makers of long running property series ‘Location, Location, Location’, are developing a new documentary for Channel 4 looking at the world of landlord and tenant disputes.

They want to hear from landlords who are currently in dispute with their tenants – from rental payments to concerns about the state of their property. 

The purpose of the documentary would be to look at the financial AND emotional costs the current economic climate is having within the private rental market.

Whether they’re at the start of the problem or have already sought legal advice to evict – we’d like to hear from them.

Channel 4's Secret Agent Talks Tradesmen

Hiring a trusted tradesman can be a daunting prospect for many landlords, especially if it’s a big job on a rental property.

Specialised jobs such as electrical repairs, gas central heating boilers and plumbing jobs require an experienced, time served and qualified tradesman.

However, there are pros and cons to hiring a tradesman.

The advantage is a good quality end result; as a good tradesman will always do a quality job that lasts and looks good.

Beware of cowboys as many landlords and private residential property owners have been on the wrong end of escalating repair works where problem after problem seems to crop up and the overall costs increase massively.

Skilled tradesmen are able to troubleshoot and use the wealth of their years of experience to rectify issues, often finding cost effective ways to overcome problems.

Building a good relationship with any tradesman can often be down to choosing the right one in the first place. Tradesmen who can provide references and recommendations from previous clients are worth their weight in gold, according to Channel 4’s “Secret Agent” Phil Spencer, who says “Three is the magic number when it comes to getting quotes: provide a clear brief outlining the work that needs to be done, with an estimate of your budget. Recommendations are a must, word-of-mouth is often the first point of call, but a choice of three tradesmen is always a plus”.

A Channel 4 TV programme is set to reveal the scandal of over 1 Million empty residential properties in the UK

There are 2 Million people on housing waiting lists – and yet 1 Million properties are still remain empty or uninhabitable.

Along with landlords from hell, the empty property debacle is one of the issues being aired in Channel 4’s new ‘Great British Property Scandal’ season which starts on TV tonight.

Tackling the 1 Million empty residential properties across the UK is one of the top priorities of the Government’s new housing strategy and a key feature in the drive to increase the provision of affordable housing.

Channel 4’s decision to address the nation’s housing shortage in a season of four programmes this week seems prescient, coming hard on the heels of divisive Government housing initiatives – in particular, the drive to restart council house sell-offs

As yet there has been no mention of agents or individuals in any of the publicity material released by the television company, but the series does promise to be uncomfortable viewing for many UK landlords.
