Why The Help-To-Buy Scheme
Is Not Bad News For Property Investors!

The Help-To-Buy scheme may not be open to property investors for rental property purchases, but the scheme does have some good points.

From 7th October 2013, first-time buyers and existing property owners are now eligible to buy property with a 5% deposit as part of the new Mortgage Guarantee Help-To-Buy scheme.

The scheme was originally launched for new build properties at the start of 2013, with the resale portion set to launch in January 2014, however lenders can begin writing loans through the Help-To-Buy scheme from October 7th 2013, but they will not be able to purchase the Government guarantee that underpins these mortgage loans until January 2014.

Millions Regret Not Buying Property In 2012

A significant number of UK adults regret not buying property last year, new research by First Direct has shown.

Around 1.5 million people have responded to a banking and mortgage survey stating that they regret the fact they did not buy property in 2012.

The study revealed 3.6% of adults in the UK feel this way, which represents more than 1.5 million individuals.

Among the 25 to 34-year-olds, this proportion rose to 8%- the equivalent of almost 600,000 people.

UK PRS Rental Yields Increase

In the UK the combination of high tenant demand, increasing PRS rents and realistic vendor pricing of properties for sale has been a major driving factor behind the increase in Buy To Let rental yields.

Buy-To-Let rental yields increased from 6.1% to 6.7% over the last quarter of 2012, with the biggest jump in the private rented sector (PRS) coming from houses in multiple occupation (HMO’s) up from 9.2% to 11.1%.

A much needed increase in the availability of buy-to-let mortgages, as well as property investors seeing the benefit of buying high yielding low priced properties for rental purposes, outside of central London and the South East where rental yields had previously been squeezed, has been fuelling the growth.
