Bridging Loan Lending Reaches Record High

Bridging loan use by property investors rises again 

Short-term bridging loan finance is at a new all time high, according to new data published by short-term secured finance providers, West One loans.

Annual lending of £778 Million (GBP) meant that short-term second charge lending by consumers reached a new record high over the last year.

At the start of 2013 the gross amount of bridging finance being borrowed was recorded at £549 Million (GBP) and an increase of 42% in business saw an additional £229 Million (GBP) in gross short-term secured lending being sought by property investors in the twelve month period to 2013 in order to reach the new high.

Bridging Finance Loans Increase £1.79 Billion (GBP) In 2013

New data from Positive Bridging Finance shows that buy-to-let property investors are turning to bridging finance in order to facilitate property purchases and rental property refurbishment and gross lending to August this year reached £1.79 Billion (GBP).

The research discovered a 25% increase in bridging loans taken out during 2013 and on average, a typical bridging loan used by property investors is around £220,000 (GBP), up 5% year on year with an average term of six months.

£640 Million (GBP) Bridging Finance Used By

Property Investors In Just 12 Months

There is a fresh warning being issued to property investors that the current UK financial system is not set up to help them develop or renovate property because mortgage lenders are not prepared to take the risk.

Property investors are finding it virtually impossible to secure a mortgage from mainstream mortgage lenders for a property that requires renovation or refurbishment, especially if the property was previously used for commercial purposes, e.g it was previously an office or a flat and requires alterations to allow the change of use from commercial to residential, or it is a property that does not have an existing bathroom or kitchen.

As has already been reported by Spotlight over recent months, there are promising signs that the UK’s economic recovery is building in strength, thanks to the implementation of the Government’s financial initiatives such as the Funding for Lending scheme, designed to encourage business and the Help-To-Buy scheme, which was launched at the start of the year in an effort to help more first time buyers to get onto the property ladder.

30% of buyers who bid successfully at property auctions are let down by mainstream lenders, say experts.

Banks are pulling out of property deals after property investors have made successful bids at auction, resulting in buyers struggling to raise finances in order to meet the 28 day completion deadlines set by many auction houses, resulting in a great deal of business for bridging finance companies.

National Development Manager at Auction Finance, Scott Hendry, said:“It’s all too common for high street banks to pull out of funding an auction transaction because of the short timescales for completion or the property has no kitchen or bathroom. Yet most people bidding at auction want the property quickly so they can renovate it to sell on or rent out at a profit. Sometimes bidders assume that the funding has been agreed by the bank or lender when in fact they only have an ‘agreement in principal’ which is wholly different from a real approval to borrow the amount required for the property. We estimate that in 2012, so far, 30% of property investors we have dealt with have had to rely on short-term finance to fund their purchase because their previous lender has let them down. In some cases they have been able to agree long-term funding with their bank at a later date but this process just takes too long for someone trying to secure a good investment opportunity at auction.”

Top reasons why auction property deals fall over:

  • Bank pulls out of the funding due to short timescales
  • Bank refuses to fund because the property has no kitchen or bathroom
  • Borrowers assume the funding has been agreed
  • Delays in depositing the funding from the bank
  • Last minute revelations on the borrower’s credit check prevent funding

A short-term bridging loan secured against other properties in a portfolio is one way to avoid being let down at the last minute.

There are always a number of property related studies, research and data gathering exercises going on within the UK property industry and the latest research carried out by Online bank – First Direct, (a division of HSBC bank and member of the HSBC Group), has shown that some adults in the UK regret the fact that they have not yet purchased property.

The study revealed 12% of those questioned in 2011 believe they have been living in their rented property for too long.

The same proportion of individuals stated they should have attempted to purchase a property of their own during the last 12 months, while just 4% of respondents said they wished they had not bought a residential dwelling in this time.

Bruno Genovese, Head of savings at the organisation noted January can be a great time for people to start getting their money matters in order for the coming year. “The earlier people start to plan their finances and look to the future, the better their long term financial position will be.”

However you look at the data it seems clear that the largest barrier to many people wishing to purchase property is that of available finance. First Time Buyers (FTBs) need a substantial deposit to be able to afford the purchase of a home and property investors are becoming increasingly limited in their options for finance as the banks are still edgy about lending and continue to limit the number of mortgage products property investors can have at any one time.

Savvy and educated property investors who have already negotiated a BMV purchase may have structured their property purchase by borrowing the necessary funds from a Bridging Finance specialist.
